Some of the current projects on which the Plant City Planning Team is currently working include:

Plant City Comprehensive Plan:  Updating the long-range plan that guides growth and development in Plant City is a complex and involved undertaking.  The entire update process will take approximately 5 years to complete (2003-2008), and the plan will be for the next 20 years.  There are two steps to updating the comprehensive plan.  The first is a thorough evaluation and appraisal of the existing plan.  An Evaluation and Appraisal Report (EAR) is then prepared and submitted to the State.  Once the State finds that report sufficient, staff will work on policy analysis and development to implement the recommendations from the evaluation and appraisal report.  Staff recently completed that report and is in the process of taking it through the public hearing process.  That report may be found on our website. 

There are six themes guiding Plant City’s comprehensive plan update – growth, economy, people, children, timeless assets and systems.  These themes were identified through a public involvement process as being important to the people of Plant City.  By focusing the plan update (including the state requirements for the update) into these themes, it is expected the result will be a long-range plan that will be more meaningful for the people of Plant City.

Plant City Comprehensive Plan Amendments: Plant City has two plan amendment cycles each year.  One starts May 1st and the other starts November 1st.   Some of the plan amendments that are in the pipeline include: i) a 1009 acre annexation called the ‘Cone Graham’ property north of I-4 from County Residential-1 and Agricultural-Rural to Plant City Residential-4, Commercial and Natural Preservation; ii) an 18 acre annexation along S. Frontage Road from County Residential-2 to Plant City Commercial and Natural Preservation; iii) a text amendment to the Future Land Use Element Parks, Recreation and Open Space plan category to permit consideration of motorcoach parks in lands with this designation that are privately held; and iv) state-mandated creation of a new comprehensive plan element entitled, “Public School Facilities Element.”

Land Development Reviews:  Staff reviews rezoning and special use petitions, land development regulation amendments petitions, subdivision plats, right-of-way vacations, annexations, school siting and developments of regional impact (and notices of proposed changes) for consistency with the Plant City Comprehensive Plan. 

Plan Information:  Staff counsels the public on a variety of planning related topics.  In fiscal year 2006 (October 1, 2005 through September 30, 2006), staff counseled over 1100 people on Plant City related planning matters.
